There is no single price that applies fairly to every property. Here is what we take into account when we quote.
The biggest factor is how long the assessment takes. A one-bedroom flat in Clifton can typically be surveyed in 30–45 minutes. A five-bedroom detached house in Henleaze with multiple heating zones, a large loft, outbuildings and a non-standard construction takes considerably longer. Rather than applying a flat rate that overcharges the owner of a small flat, we quote each property on its own merits.
Domestic and commercial assessments use different methodologies and are priced separately. Within domestic properties, a modern cavity-walled house is faster to assess than a Victorian terrace with solid stone walls, an unusual heating setup or non-standard roof construction. The age and build type of a property feed directly into how long the survey takes and how much detail the assessor needs to record.
Our assessor needs access to all habitable rooms, the loft (if there is one and it is accessible), the boiler and hot water cylinder, and external features such as solar panels or external wall insulation. For tenanted properties in areas like Redland, Easton or Bishopston, access needs to be coordinated with the tenant in advance.
